Seeking an Experienced Property Manager (Near I-25 & 6th Avenue)

If you are a seasoned property manager with three (3+) years’ experience or more, this may be the job for you. An established, family owned, commercial real estate firm is seeking an experienced Property Manager to manage:

  • 19 commercial properties
  • 6 residential dwellings
  • 240+ Total Units/Tenants
  • Over 525,000 total sq. footage under management

Responsibilities of the Property Manager will include:

  • Manage the financial performance of the properties by overseeing rents, occupancies and expenditures.
  • Supervise resident retention, renewal and leasing programs to maintain maximum occupancy.
  • Oversee resident relations, which includes taking resident phone calls, requests and concerns.
  • Ensure compliance with company policy, as well as federal and local regulations.
  • Manage, train, motivate and counsel onsite resident managers effectively and efficiently.
  • Oversee daily leasing paperwork and proper completion of service requests.
  • Analyze monthly performance and budget projections, discuss strategies with leadership and complete annual asset business plans and budget forecasts.
  • Maintains building systems by contracting for maintenance services and supervising repairs. Securing vendor relations, pricing, bidding process and insurance requirements as needed.
Position Requirements

Qualifications of the Property Manager are:

  • A minimum of 3+ years’ experience in property management. CPM designation ideal. Commercial experience a must; combination of residential and commercial beneficial.
  • High school diploma or equivalent is required. Bachelor’s degree is preferred.
  • Excellent interpersonal communication skills, including the ability to motivate and lead a team.
  • Proficiency in Microsoft Office
  • Proficiency with property management and accounting software a plus. Current system used is Appfolio.
  • Ability to review, understand and report financial performance.
  • A comprehensive understanding of marketing techniques and budgeting.
  • Able to multitask and meet deadlines in a timely and organized manner.
  • Must be able to work a flexible schedule.
  • Light physical demand; requiring physical inspection of properties on regular basis. Including walking, climbing stairs, lifting up to 20 pounds etc.
