Title Senior Real Estate Specialist Wanted – CSURF
Job Description

As a member of the Real Estate Services team, the Senior Real Estate Specialist is responsible for managing lease transactions, acquisitions, sale of commercial real estate assets, and some residential real estate. This role performs site visits, inspections, leads due diligence, and retains other real estate consultants. This position provides support for real estate activities and transactions, representing Colorado State University Research Foundation (CSURF), CSU, CSU System, universities and colleges, and Colorado State Forest Service (CSFS).

Duties included but not limited to


  • Leasing & Transactions: Negotiate complex or unusual transactions including ground leases, sale and leaseback transactions, and acquisitions of various commercial real estate assets and vacant land. Work with CSU
    personnel to locate, negotiate, and finalize leased space needs. Prepare standard documents and coordinate local
    and state approval. Negotiate ground leases and process telecommunication and solar power leases/licenses with
    providers and coordinate required approvals. Maintain oversight of CSU and CSFS leased assets and facilitate
    transaction/negotiations, consolidations, expansions, and closures.
  • Easements, Permits, Access, Mineral, Water Rights: Process/coordinate easement, rights-of-way, crossing
    agreements, permits for state & local governments, railroad crossing agreements; may also coordinate easements
    with irrigation companies, and utility providers. Conduct research, negotiations and finalize agreements related
    to the lease of mineral, wind, and water rights use for CSURF and the University system and related entities.
  • Analysis & Strategic Planning: Complete market research, statistical and financial analysis, and formulate real
    estate strategy, advising senior level parties on potential development projects and ground lease negotiations
    when CSURF maintains ownership of the developable land. Formulate plans for successful implementation of
    transactions and development projects including budgeting, cost estimates, and staff resources. Develop real
    estate plans, analyze options, and present to senior level management for discussions and approvals.
  • Documentation: Manage preparation of standard purchase and sale agreements, lease documents, and
    transactions, especially those requiring security deposits. Coordinate review of all pertinent documents for the
    assigned real property transactions with the Executive Director and legal counsel. Prepare Board of Trustees/
    Board of Governors agenda items, closing documents, and contract amendments as necessary. Prepare
    documents and coordinate approvals for lease of university property to outside parties.
  • Outreach & Teamwork: Act as contact and/or work directly with CSU facilities team and other CSU entities on
    university space needs/construction. Support telecommunication licensing, mineral and water rights
    administration, and transactions as assigned. Assist Senior Project Manager, Executive Director of Property
    Management and other team members with transactions and projects when needed or directed. Act as a liaison
    with CSU System, universities, and specific colleges on real estate transactions. Assist with the acquisition, sale,
    and development of commercial real estate projects as assigned. Assists the Executive Director with prompt
    identification, communication and resolution of issues related to transactions and development projects.
Position Requirements

Required: Bachelor’s Degree in business, finance, or real estate and Colorado Real Estate Broker License.

Preferred: Master of Business Administration degree or other Real Estate professional certifications (e.g.

Required: Minimum 10 years commercial real estate experience working with a variety of real property projects with
responsibilities for complex lease transactions, analysis of real estate circumstances, problems and solutions;
presentation, and negotiation skills’ lease, and purchase/sale contracts experience.

Preferred: Successful, proven experience with public-private partnerships and complex real estate transactions;
experience in a university setting; demonstrated understanding of wireless telecom lease and license process;
familiarity with Colorado water rights; proven ability to assist construction project management, property
management, and team members with transactions, projects, etc.

Excellent written communication skills as demonstrated through application materials; exceptional record of
commercial real estate transactions; high volume of real estate closings; successful negotiating, drafting,
finalizing real property transactions; proven ability working in a fast-paced environment with keen attention to
critical issues and deadlines; working successfully in an office environment with advanced computer skills,
especially MS Office and Internet use; detailed knowledge of real estate development process, governmental
regulations related to ground-up development, city/county development approvals, re-zoning efforts; ability to
lead required due diligence, developing and maintaining business/industry relationships while representing
employer and respective activities in the real estate community; knowledge and understanding of legal terms,
specific real estate language and documents in commercial real estate transactions.

Salary Range: $114,000-$128,000 annually
